How I can help property owners
- Identifying obligations relating to property ownership and rental.
- Preparing returns for rental income and income tax for periods when the property was not rented out, where such tax is payable.
- Reviewing documents relating to income, expenses and rental management statements.
- Identifying IGIC obligations for properties in the Canary Islands.
- Discussing tax treatment for a property used partly for rental and partly for personal use.
Different owners have different tax obligations
Before preparing returns, we establish factors including your tax residency, ownership share, property location and rental arrangements and periods.
We also check who enters into contracts with guests or tenants, who collects payments and how the property manager accounts for them. This helps us interpret the documents correctly and identify the obligations involved.
The documents we start with
The list depends on the matter. A short description of the property and how it is used is enough to start.
- Details of the owners, their shares and tax residency.
- The property acquisition document and identifying details.
- A list of rental periods and periods of personal use.
- Platform and property manager statements, contracts and rental-related invoices.
- Existing registrations and returns if tax returns have already been filed for the property.
Rental management documents matter too
The amount paid into your account does not always give the full picture. We examine income statements, deductions, invoices and the arrangement with your property manager.
If the documents do not provide a clear breakdown of the amounts, I will explain what information should be added before preparing the return.
Frequently asked questions
Do I help Polish property owners who do not live in Spain?
Yes. I also work with non-residents who own property in Spain. We establish the returns needed based on tax residency, ownership and how the property is used.
What do I check when a rental agent manages the property?
I check what the agreement with the agent covers and which returns or settlements have actually been completed. I review the available documents and help identify obligations that still need attention.
Do I help with tax returns for properties that are not rented out?
Yes. Describe how you use the property and your tax residency. We will check which obligations arise from ownership and whether any returns are needed.
Do I work with properties owned by several people?
Yes. Before deciding how to prepare returns, we check ownership shares, the owners’ status and existing registrations. We do not assume that all obligations should be handled jointly or separately.
